A County Seat With Two Roofing Eras
Ozark has two distinct housing stocks. Around the historic downtown square and the Finley River, you have older homes dating back decades. Some have been roofed multiple times. Then you have the newer subdivisions that have spread out from the town center. Finley Crossing, with 108 planned homes, and Greenbridge Estates, with up to 88 homes, represent the new wave.
That split creates two different roofing conversations. For the older homes near downtown and the river, the question is whether the existing layers can last another year or two, or whether it is time to strip to the deck and start over. For the newer subdivisions, the question is whether the builder-grade shingles have reached the end of their rated life.
The Finley River runs through the middle of Ozark, and homes near the water have their own set of problems. Riverside Park, the historic Riverside Bridge, and the Rivermist subdivision all sit in lower terrain where moisture and tree cover accelerate algae and moss growth on north-facing roof slopes. If you live near the river and see dark streaks on your roof, that is algae. It feeds on the limestone filler in asphalt shingles and shortens the life of the roof.

Historic Downtown and the Square
The blocks around the Ozark square hold the oldest homes in the city. Lot sizes are tight, mature trees hang over rooflines, and some homes still have original materials under layers of later shingles. Missouri building codes limit roofing to two layers over the original deck. Many of these older homes are at that limit, which means a full tear-off is required before new shingles go on.
Finley Crossing
A newer community of 108 homes near the Finley River, built by Schuber Mitchell Homes. Prices range from the high $280s to the low $410s. These are production homes with builder-grade architectural shingles. They are still relatively young, but hail and wind do not wait for the warranty to expire.
Rivermist
A riverside subdivision with homes starting in the $750,000 range. Located just off the Finley River near the historic Riverside Bridge and Riverside Park. Higher-end finishes mean higher-end shingles, but the river environment means moisture, shade, and tree debris on roofs. We clear debris, treat algae, and inspect for wind damage after every storm.
Greenbridge Estates
A newer subdivision of up to 88 homes. Like all production-home subdivisions, the roofs are aging on the same timeline. When the first house on the street gets a new roof, the rest will follow within a few years.
Storm Damage and Hail in Christian County
Ozark sits in the same Christian County weather pattern as the rest of the area. The National Weather Service office in Springfield reports that Christian County averages a tornado event every two and a half years. Severe thunderstorms have produced hail up to two inches in diameter and winds over 80 miles per hour. The peak severe weather season runs April through June, with a secondary peak from September through November.
On December 31, 2010, an EF1 tornado tracked through the Bruner area of Christian County and continued into Webster County. The NWS survey confirmed wind speeds of 80 to 105 miles per hour. One-inch hail was recorded in nearby Nixa during the same storm system. These events are documented in the NOAA Storm Events Database.
For homes near the Finley River, the combination of storm damage and river moisture is a double problem. Wind lifts shingles, water gets under the seal strip, and the moisture from the river environment keeps the deck damp longer. That leads to soft decking and leaks that do not show up until the next heavy rain. We check the decking on every inspection, especially in riverside neighborhoods.
